Carmel View project gets OK

Intersection on mesa is next hurdle

The Carmel View housing project finally got a thumbs-up of approval from the Del Mar Mesa Community Planning Board after months of discussion. Next, the developer and planning board must work together to resolve the issue of a problematic intersection on the mesa that the city is hesitant to fix.

Chairman Gary Levitt said it was “worth the battle” to approve the project and fight together at the planning commission and city council levels for an improvement of the intersection of Little McGonigle Ranch and Del Mar Mesa roads.

The Carmel View project includes 13 custom home lots on 15 acres at the problem intersection. The planning board’s main concerns were its entrance gates, a trail continuation and the beautification of the intersection.

To please the board, the developers opted to remove the gates and worked out a way to continue a trail through their project to the mesa. But their plan to soften the sharp corner of McGonigle and Del Mar Mesa, as well as add a median with trees and shrubs, was shot down by the city.

The developers told the board they had done everything they could to comply with their requests and were confident the project would be a nice addition to the community.

“This whole street is going to look beautiful and this is going to be a very, very nice neighborhood,” said Nitzan Reouveni, whose hopes to live in Carmel View with his family.

Levitt said he is looking forward to having Reouveni as a neighbor and resolving the street issue together.

“We will do everything we can to support the applicant,” Levitt said.
