Developers ask for board’s input
Ranch property eyed for residential complexA condominium and apartment complex is tentatively planned for 5.22 acres of what is currently Clews Horse Ranch on Carmel Country Road.
Luxury rental housing developer Gables Residential has submitted plans to the city but has not received feedback. Gables went before the Carmel Valley Community Planning Board on Jan. 13 to hear their views on the developing project. They plan to come back to the planning board by March when they have the city’s comments.
Previously called Peppertree Point, the project is now being called Gables Carmel Valley.
Due to the sensitive habitat on the site, Michael Yanicelli, Gables director of development, said they plan to leave 3.67 acres as open space and develop just under two acres.
Gables is the fifth developer to eye the site, which will become vacant when Clews Horse Ranch moves to an alternate Carmel Valley location.
This end of Carmel Country is already home to the San Diego Jewish Academy and Pinnacle apartment complex. A senior living community is in the works for the far corner and a medical building is planned across from the proposed Gables project.
Gables’ “extremely preliminary” renderings showed architecture with what Yanicelli called a Mediterranean village, old-Europe town square look. The plan includes a pool, fitness center and open courtyard for residents.
The board’s reaction was mixed.
Chairman Frisco White said he was “disappointed” in the architecture. He said that the developers had a real opportunity to design something that fit the character of its rural location, designs that would reflect the land’s horse ranch origins.
Other board members did not mind the design.
Board member Laura Copic said it was reminiscent of Del Mar’s main street and Rick Newman said it had a “spark of uniqueness.”
The board asked that Gables incorporate adequate parking, as they want to avoid street parking on the already tight circle at Carmel Country.
